  • The above rental rates apply to a minimum stay of 12 months.

Service House Hours

  • Reception operates from 09:00 to 17:00, providing assistance during your stay.
  • Common swimming pools are accessible from 07:00 to 18:00 for your enjoyment.

Payment Policy

  • A security deposit equivalent to 2 months’ rental rate is required and will be refunded upon completion of the contract and stay period. If the contract is terminated prematurely, the deposit will not be refunded. In case of breach or property damage, the landlord may retain the deposit to cover losses or repairs. Any repair costs exceeding the deposit will be the responsibility of the customer.
  • The first payment, including the 2-month security deposit and 1-month rental rate, must be made via bank transfer to confirm the reservation.

Payment Method

  • Total prepayment is required by the due date on the invoice to confirm the reservation. Bank account details are provided for the transfer.

    • Remittance advice or pay-in slip should be sent to [email protected] after payment. All bank fees are the client’s responsibility.

Cancellation Policy

  • This reservation is non-refundable.

Other Conditions

  1. All villas and cottages are limited-service vacation rentals without room service or telephones.
  2. Smoking is prohibited in all villas.
  3. Durians are not allowed inside the villa.
  4. Loud noise and parties are prohibited.
  5. No compulsory festive dinners are required.
  6. Party and event policy:
  • Guests must inform the property about any parties or events involving outside catering or specialists.
  • All events are prohibited.
  • Beach events are not allowed due to legal restrictions during tidal changes.
  • Fireworks are not permitted.

Pet policy

  • Pets are not allowed in villas.

Failure to comply with these terms and conditions may result in guests being asked to vacate the property without compensation or refunds.
